The truth is that where you build in Sydney has a significant impact on what you pay per square metre, and most generic cost guides fail to account for that.
This guide breaks down real 2026 build costs by Sydney region and specification level, based on our experience delivering over $15 million in residential projects across the city.
What "Per Square Metre" Actually Means
First, an important definition: the per-square-metre rates below refer to gross floor area (GFA) — the total floor area of the home measured from the outside of external walls, including the garage and porch if under the main roof. This is the measurement your builder will use. If someone quotes you a rate based on "living area only", the number will look artificially low because they are excluding the garage, porch, and sometimes alfresco areas.
All prices below are for a custom build with a builder managing the project — not a volume/project home where you are selecting from a fixed catalogue. Rates are turnkey construction cost per m² of GFA including the builder's margin, excluding GST, design fees, approvals, contingency and site-specific extras — the same basis as our cost calculator.

What Each Specification Level Includes
Standard ($)
A well-built, comfortable home with quality materials but no luxury upgrades. Think: brick veneer or lightweight cladding, concrete roof tiles, standard aluminium windows, laminate benchtops, mid-range porcelain tiles, basic downlights, standard tapware (Phoenix or equivalent), built-in robes with sliding doors, and a standard concrete driveway. This is a home you would be happy to live in — it is just not going to feature in a design magazine.
Mid-Range ($$)
The most common specification for custom home builds in Sydney. Includes: engineered stone benchtops (Caesarstone, Silestone, or equivalent), custom cabinetry in the kitchen and bathrooms, engineered timber flooring in living areas, upgraded tapware and fixtures, 2.7m ceiling heights, double-glazed windows in key areas, ducted air conditioning, and a higher level of external detailing. This is the sweet spot where you get a genuinely premium home without paying for brand names.
Premium ($$$)
Architectural-level finish with high-end materials throughout. Includes: natural stone or porcelain slab benchtops, solid timber flooring (oak, spotted gum), custom joinery in every room, designer tapware (Astra Walker, Vola, or equivalent), floor-to-ceiling glazing, 3m+ ceiling heights, hydronic heating, smart home automation, premium appliances (Wolf, Sub-Zero, Gaggenau), and architectural external treatments. At this level, you are typically also paying for an architect or building designer with a strong portfolio.
The price gap between building the same 200m² home in Fairfield vs Mosman is not just about builders charging more in expensive postcodes (though that is part of it). The real drivers are: site access — tight streets, no parking, difficult deliveries · slope and soil — more piering, retaining walls, and excavation · council requirements — heritage reports, arborist reports, acoustic reports · client expectations — in higher-value suburbs, the baseline specification is simply higher, because the land value justifies it.
What Is NOT Included in These Rates
The per-square-metre rates above cover the construction cost only — the builder's scope to deliver the physical home on your land. They do not include:
- Demolition of an existing dwelling ($30,000–$45,000)
- Site works beyond standard cut and fill ($10,000–$60,000 if significant retaining is needed)
- Design fees (5–10% of build) plus approvals, council fees and contributions (typically $35,000+)
- Landscaping beyond basic turf ($15,000–$70,000+ for a designed landscape)
- Swimming pools, tennis courts, or external structures
How to Use These Numbers
Here is a practical approach to budgeting using the rates above:
- Work out the approximate gross floor area you need. For a typical 4-bedroom family home, that is roughly 200–260m² for a single storey or 240–320m² for a double storey.
- Multiply by the rate for your region and specification level. If you are building a 240m² mid-range home in the Hills District, budget roughly 240 × $7,560 = $1,814,400.
- Add demolition if it is a knock down rebuild: $1,814,400 + $35,000 = $1,849,400.
- Add design fees (7%) plus approvals and contributions: $1,849,400 + $160,000 = $2,009,400.
- Add a 10–15% contingency: $2,009,400 × 1.12 = $2,250,500.
That $2,250,500 figure — roughly $2.48M including GST — is a realistic, all-in budget to walk into a builder's office with. If you get quoted significantly less, ask what is excluded.
